Design Services

We are a design team as well as furnishings procurement, installation and what is considered moderate remodeling when needed to complete improvements. This oversight often allows an absentee owner the comfort that there is an owner representative during this time. Thus, ensuring transparency and update or progress for on budget and on schedule completions.

Gap Services

Gap service has been a key portion of properties that are transitioning and in current remodel mode. Remodeling and or reconfiguring current floor plans has allowed for needed additional square footage as conversion of an underutilized garage to livable rentable space.

Next step, once the proper home has been designated to become a hosting property and any modifications and improvements have been completed, we want to ensure that all the amenities are already set up and available as well as safety items required to operate with the public. Further we register the property with the state city and local officials as required.

Once all these efforts are in place, we have professional photographs and drone videos taken to provide to the multiple platforms which we use to market your property. We write content for the collateral needed to describe the property to potential future guests and set up the guestbooks, house rules, assign housekeepers. We place signage in the yard. Then we are ready to receive guests and begin meeting our monetary goals and expectations.

I have attached below snapshots and links of our recent investments that have been active for a year or more. The booking earnings report for 2023- 2024 showed an average of $143,000 per property in a group of nine properties.

Currently these nine properties are showing performance growth both in increases in bookings and in prime-time bookings, as well as increased nightly rates.

We use algorithms to help us stay current on what pricing to secure for base rates. This agility is important to maintain annual revenue goals to move from platform payment to contract services when available, thus reducing overhead and return guests.

Our set-up (or stand-up) services are priced based on project scope. For example, if we are to provide design services as well as source furnishings through selection, purchase, delivery and set up we charge 15% of the total invoice or work order. I will attach an example.

This fee is the same for oversight of any remodeling or recommendations to design or make changes to the existing property.

We do offer services outside of Naples Park; however, we do find that in areas that have a gated community with homeowner associations there are restrictions that do reduce the potential as they will limit lengths of stays and number of rental dates.
